Limited Listings     Commercial at $1,000

 

This service places a commercial (non residential) property or business on the top three (3) web sites for that property in that location. Normally this is:

  1. Realcomp Michigan’s largest Multi List Service (MLS) Realcomp. The general public vies this via Realtor.com but professionals use member only Realcomponline.com
  2. CPIX is Michigan’s Commercial Multiple Listing Service (MLS). This is where the “professional all commercial brokers” both look for their buyers and post for their sellers. CPIX is the highest quality site of the three. This can be viewed by the public but is member only on the posting of commercial properties.
  3. Loopnet is international and the world’s largest commercial real estate web site. There are two postings. The free posting misses most of the users. The Premium posting is expensive but reaches all users, with over one million participants world wide. The premium service is part of my package.

Realcomp has 11,500 professional real estate brokers and agents in 2,000 Real Estate offices who subscribe to the service. The MLS is “The Open Market” and although predominately residential, I have sold some very expensive and sophisticated properties from this exposure including but not limited to net leased US post offices and 40 acres in Novi.

 

On a limited listing one must offer a reasonable selling side commission to the selling broker. The typical fee is 4% but the seller can quote more say 5%, less say 3% or as a fixed number of dollars.

 

The limited listing seller has the option to continue to sell their own property and try to avoid any commission! That is that if you as seller find your own buyer, then there need not be any selling side commission and one might save (or pass the savings onto the buyer in a slow market) the entire commission that is normally 7% to 10%. On the most basic $1,000 limited listing the seller keeps his own for sale by owner sign on the property. The Listing is on the Realcomp MLS but does not flow through to the Realtor dot com.

 

All additional services are a’la’carte. If the seller wants a professional Tepee Realty sign, the out of pocket cost of approximately $100 is charged. The best point about this limited listing is that Thomas Goebel with 40 years experience is available as a consultant on an hourly basis. For example, if a member of the MLS, CPIX or Loopnet does bring an offer to purchase, the seller may bring in their attorney, and/or Tom Goebel to review and advice on the contract. The seller may or may not need negotiation, processing or closing help. Mr. Goebel is immediately available for support.

 

For those who retain the consulting service in addition to the limited listing, the listing will be upgraded to a full service contract at the seller’s option. This will require that there is a Tepee Realty sign or no sign at all. Since Tom Goebel handles all the incoming calls, Tom will talk to Realtors and at the seller’s request, buyers can be forwarded directly to the seller. If the seller is not available such as out of town, or does not want to handle buyers, then Tom can attempt to sell and earn the sell side fee 4%. Still the list side fee (less $1,000 and consulting charges) is a substantial savings. The biggest advantage is that the listing then does get posted to www.Realtor.com  which is the world’s largest multiple listing service and feeds 30 of the next largest web sites including all the brand names.
