"LISTING TYPE" AND "LEVEL OF SERVICE" MLS MODIFICATIONS  SEPTEMBER 2007.

Realcomp’s MLS (i.e. Realcomp Online®, Realcomp Mobile, & all applicable databases) will be upgraded near the end of September to improve the method by which MLS Subscribers are able to identify Listing Type and Level of Service on listings.

Specifically, Listing Type and Level of Service information will be separated. This means these fields will be noted independently of one another, enabling you to indicate the listing (or contract) type separately from the level of service you are providing.

The new Listing Type field will offer two (2) choices: 1) Exclusive Right to Sell or 2) Exclusive Agency (and only one of these will apply). The new Level of Service field will offer three (3) choices: 1) Full Service, 2) Limited Service, or 3) MLS Entry Only (and only one of these will apply).

When Limited Service applies, you are now required to identify the services you are contracted to provide to your seller based on the following features: 1) Arrange Appointments, 2) Accept/Present Offers, 3) Advise on Offers, 4) Assist with Counter Offers, and 5) Negotiate for Seller. Up to four (4) of these may be selected with Limited Service. When all five (5) happen to apply, you should select “Full Service” as your service level and all of these features will automatically appear on your listing.

When MLS Entry Only applies, you will not be able to select any “Services Being Offered” features. As is implied by the description, MLS Entry is the Only service being offered.

When these modifications are implemented, Realcomp will also convert existing listings, saved searches, and prospects, so the Listing Type and Level of Service information is displayed properly and can be searched.

Reference sample scenarios (included in the PDF/flyer version of this information) regarding the upcoming listing conversions and the new Listing Type, Level of Service, and Services Being Offered fields that will be generated during the process.
For “Limited Service” listings, we will need your help. If you have listing load privileges, you may update your listing inventory to enter the actual “Services Being Offered” after the upgrade. If you need Realcomp’s data entry assistance with this, please call us. We also plan to follow-up with offices regarding the listings that are not showing these features to obtain the necessary information.
For “MLS Entry Only” listings, “Services Being Offered” will be blank, as these features are only applicable with “Limited Service” listings.
The “Unknown/Data Share” feature codes are for listings received by Realcomp via our data sharing partnerships, when the “Listing Type”, “Level of Service”, and “New Services Being Offered” information has not been provided. “Unknown/Data Share” features will not be selectable by Realcomp subscribers.
 
The long and short of these rules is that in order to get onto the REALTOR.com web site one must hire a full service listing. This means that Tom Goebel's hourly rate would apply toward the 1 through 5 services above. There is no mimum but one would assumet that at least one hour will be used in the process.
 
Please note that TomGoebel is still pleased to do a limited serice listing, $600 residential or $1,000 commercial, but that rules prohibit the Realcomp multi list from forwarding such a listing to Realtor.com the worlds largest real estate web site with over 14 million hits per day.
