Rules for Buyer Rebate
Realtor ethics prohibit a broker from interfering with a listing agents fee arrangement with his list side client UNLESS there is a writen buyer broker agreement between the buyer/tenant that dictates a fee. That fee can be negotiated and may be more or less than the list agent offers.
For example, if a list agent brought in a $3 million dollar apartment house for sale with a sell side commissionn of one ($1) dollar, then the sell side broker could only ask for more in an offer or proposal, if the buyer directed the sell side broker to demand say a 4% commission to the sell side broker.
