Two plans. 1) 100% rebate, Tom works for an hourly rate, or
2) 2.5% to Tom as selling broker (residential) and balance as a cash back rebate.
 
Want cash back when you buy property? The cash back buyer rebate is simple-  buy our consulting services by the hour, week or month and the whole selling side commission will be rebated back to you at closing. 
 
For example, Plan 1, on a purchase of a $1 million property, the commission to the selling broker might be 4% ($40,000).  With prepaid buyer consulting services, our team will assist in the finding, negotiating, analyzing and the closing of your transaction (see fee schedule in services area). At time of closing, the entire selling side commission is rebated.  Your investment in prepaid consulting fees saves thousands if not tens of thousands of dollars.
 
As an example of Plan 2, on a purchase the seller may pay 3%, 3.5% or even 4% of sales price to your buyer broker. Using 3.5% as an example on a $300,000 house the plan is to agree on Tom earning 2.5% and to rebate the balance. In this example the 1% is $3,000 rebate to the buyer client at closing.

 Rules for Buyer Rebate
Realtor ethics prohibit a broker from interfering with a listing agents fee arrangement with his list side client UNLESS there is a writen buyer broker agreement between the buyer/tenant that dictates a fee. That fee can be negotiated and may be more or less than the list agent offers.
 
For example, if a list agent brought in a $3 million dollar apartment house for sale with a sell side commissionn of one ($1) dollar, then the sell side broker could only ask for more in an offer or proposal, if the buyer directed the sell side broker to demand say a 4% commission to the sell side broker.
 
The unique opportunity with Tom Goebel is that when properly retained there is a 100% cammission rebate available so that sell side commission may be negotiated back to the buyer.
