Referrals
Looking for a specialist or top producer that fits your needs? Tom Goebel can introduce you to the appropriate specialists in the area of your particular buy or sell. Such referrals insure that your real estate professional is not only a top producer, but best of all it costs you nothing.
Cash Back Buyer Rebates
Want cash back when you buy property? The cash back buyer rebate is simple- buy our consulting services by the hour, week or month and the whole selling side commission will be rebated back to you at closing. Real Estate Consulting
Whether the job is big or small, Closed Transactions can provide you with the expertise and guidance to insure that your buy, sell or management objectives are achieved. Services include 1031 Tax Free Exchange, contract guidance, land development, property management and more. Based on the level of engagement from your Closed Transactions consultant, fees range from:
• By the hour- $125 per hour
• By the week- $2,000 per week ($50 p/h)
• By the month- $7,000 per month ($40 p/h)
• By the year- $72,000 per year ($37 p/h)

Traditional Brokerage
Need traditional brokerage but don’t like the old fashion fees? Tom Goebel can provide you with discounted brokerage services to insure that your real estate transactions leave more money in your pocket and less money in commission fees. Brokerage services fees and retainer discount rates are as follows:
• Slow paced Investments (Land, Business Opportunity, Farms, Heavy Industrial)
10% commission fee; discounted rates available based on paid retainer fees:
$500 retainer, discount to 9%
$1,000 retainer, discount to 8%
$2,000 retainer, discount to 7%
$3,000 retainer, discount to 6%
• Moderate Pace Investments (Commercial buildings, Income Property, Tech Industrial) 8% commission fee; discounted rates available based on paid retainer fees:
$1,000 retainer, discount to 7%
$2,000 retainer, discount to 6%
$3,000 retainer, discount to 5%
• Fast Pace Investments (Residential homes and condominiums) 6% commission fee; discounted rates available based on paid retainer fees:
$500 retainer, discount to 5%
$1,000 retainer, discount to 4.5%
$2,000 retainer, discount to 4%
Limited Listings
Gain valuable piece of mind when listing your property. Our team can list your commercial or residential property and meet your specific marketing preferences utilizing traditional multi-list and print advertising, new internet tools and several signage options. Listing services and fees are as follows:
• Commercial $1,000 retainer, plus $125 per hour, if any
or Flat fee Commercial $1,000, no further service, on MLS & best Data bases
• Residential- $600 retainer, plus $125 per hour, if any.
or Flat fee Residential at $600, no further service on MLS systems.

Services and Fees Notes:
All forms of services except referrals require at least a $100 retainer fee to seal the service contract
Additional out-of-pocket costs require additional financial reimbursement.
All traditional brokerage services fees assume that at least half the commission percentage fee is paid to selling side broker such as cooperative sales commissions. Additional out-of-pocket costs require financial reimbursement.
Retainers are not refundable, but are applied toward the total percentage fee
Residential listing clients have choice of signs: by owner or Tepee Realty.
